Compare your options
Before anyone makes you an offer, see every option side by side.
If your house is in great shape and you've got time, list it with a good agent. You'll probably make more, and I'll tell you that myself.
Here's an honest look at each path, including selling to us. We buy houses, and we may want to buy yours, so judge this page with that in mind.
Four paths, compared
| What matters | Keep the home | List with an agent | List as-is | Sell direct to Doulos |
|---|---|---|---|---|
| Price | You keep the house and its value. | Often the highest price, if the house shows well. | Usually lower than a fixed-up listing. | If the house is in perfect condition, usually lower than a retail listing. You'll see how we got our number. |
| Repairs | Yours, over time. | Often needed to get top price. | None required. | None. We buy as-is. |
| Showings | None. | Open houses and showings. | Showings. | Typically one walk-through. |
| Fees | Catch-up costs, possible lender fees. | Agent commission plus seller closing costs. | Agent commission plus seller closing costs. | No commissions. Some or all seller closing costs covered. |
| Timing | Depends on your lender. | Often a few months, depending on the market. | Depends on the market and buyers. | As quick as 10 to 14 days, or more days depending on your needs. You pick the date. |
| Inspections | None. | Buyer inspection, with repair requests. | Buyer inspection; deals can fall through. | No repair requests. |
| Belongings | Stay with you. | You clear the house. | You clear the house. | Take what matters. Leave the rest. |
| Who decides | You and your lender. | You, with your agent. | You, with your agent. | You. Always. |
These comparisons are general. They aren't a promise or a guarantee, and every house and situation is different. Your results depend on your property, your lender and the market.
Start with your priorities
What matters most to you right now? Tap one.
You don't want to fix or clean anything.
Listing as-is or selling to us both skip repairs. Selling to us also skips showings, inspections and clearing out the house. Let's compare the two numbers.
Timing matters most.
If you need to move fast, selling to us can close in as little as 10 to 14 days. If you need more time, you can pick a later date. We once waited nine months for a seller. If there's a sale date on the calendar, call sooner rather than later.
You want the most money.
If the house is in good shape and you have time, listing with a good agent will probably get you more. I'll tell you that straight. If it needs a lot of work, let's compare what repairs would cost against what they'd add.
You need flexibility.
Pick your closing date, leave the things you don't want, and, case by case, get help with the move. If keeping the home is still on the table, we'll look at that first.
Don't spend a dime fixing up Mom's house until you've seen these two numbers.
What the house could sell for as-is, and what it could sell for after repairs, minus what those repairs, commissions and months of carrying costs would take out.
If you're the executor, you'll want something in writing you can show every heir. We'll walk you through it.
Whatever you choose, you'll walk away knowing your numbers, and that's a weight off your shoulders.
