FAQs
Good questions deserve straight answers.
If you don't see yours here, just ask. There's no such thing as a dumb question when it's your home.
Getting started
Does requesting an offer mean I have to sell?
No. Not at all.
Asking questions, getting a consultation, even getting a written offer from us: none of it obligates you to anything. Plenty of people talk with us and decide to keep their home or list with an agent. If that's you, that's a win.
Is the consultation really free?
Yes. Completely free, with no obligation.
You'll get a look at your situation, your goals, the property, the dates that matter and your options. You'll get a next step in writing, whether or not you ever do business with us.
What happens on the first call?
Mostly, you talk and we listen.
The first question is always, "What's going on, and what brought you to call us?" You come first, then the house. By the end, most people have a clear picture of their options and a next step with a follow-up date.
You'll talk to Tom or someone on his small team he's trained himself. Complicated situations go straight to Tom.
Will you tell me if I'd do better with an agent?
Yes. That's a promise.
If your house is in good shape and you have time, a good agent will probably put more money in your pocket. You'll hear that straight, and you can get the name of someone we trust.
How do I get started?
Call, text or send us a note. That's it.
Call or text (720) 407-6494, email info@doulosig.com, or use the contact form. Tell us about your situation, and tell us a little about the house.
Which Colorado areas do you work in?
Mostly the Denver metro area and the Front Range.
That's our main focus, but we've also bought houses in other parts of Colorado. If you're not sure whether we can help with yours, just ask.
Foreclosure
Can you help me keep my house?
If keeping it is what you want, that's where you start.
You'll see whether it's realistic and get connected with people who can help, such as your lender, a HUD-approved housing counselor (free), or an attorney. No one can promise a lender's answer, but you'll know every door that's still open.
I already have a sale date. Is it too late?
Not necessarily. Please call today.
A close sale date moves you to the front of the line. Some options may have closed, but others may still be open. You'll find out which dates matter and what's still realistic. We never promise to stop a foreclosure.
What if I owe more than the house is worth?
You still have options to look at.
One may be a short sale, which means selling for less than you owe with your lender's OK. Your lender decides whether to approve it. You'll get a plain explanation of how it works and the right professionals to help.
How will this affect my credit?
That's an important question, and it deserves an expert answer.
Different paths affect credit differently. We're not financial advisors, so you'll get connected with a housing counselor or other professional who can walk you through it.
Inherited houses
Do I have to clean out Mom's house first?
No. Take what matters to you, and leave the rest to us.
Your loved one's things are memories, not junk. Keep the photos, the letters, the things you'll want later. You can get connected with estate-sale companies for valuable items. And if you sell to us, you can leave the agreed-upon belongings behind.
Can a house be sold while it's in probate?
Often, yes, but it depends on the estate.
Usually the personal representative (the person the court put in charge of the estate) needs the authority to sell. Your probate attorney can confirm what applies to you. If you don't have one, you can get connected with people who handle probate every day.
What if my family doesn't agree on what to do?
That's more common than you'd think.
Everyone can see the same numbers, side by side, so the decision rests on facts instead of the next argument. The personal representative makes the final call.
I live out of state. Can you still help?
Yes. You don't need to be here.
You can have eyes and hands here on the Front Range, so you don't have to keep flying back to deal with the house.
Selling to Doulos
How long until I get an offer?
Usually within a day of seeing the house.
First we talk by phone, so you can see if we're a good fit. Then we meet you at the house whenever it suits you. We want your offer based on the real house and your real situation, not a guess. You'll usually have it within hours of that visit, or by the next day.
How do you come up with your offer?
You'll see exactly how the number was built.
We look at what the house could sell for after repairs, what those repairs would cost, and our costs to buy, hold and sell. Then we help you compare our number with your other options, including listing with an agent.
Do you pay a fair price?
You'll see the math and decide for yourself.
If your house were in perfect condition, our price would usually be lower than a retail sale, because we take on the repairs, the holding costs and the risk. That's why you'll see our number next to your other options, including listing with an agent. If another path puts more in your pocket, you'll hear that straight.
Do I have to make repairs?
No. We buy houses as-is.
No repairs, no cleaning, no renovation. That includes houses with big problems like a failing sewer line or furnace.
Are there any fees or commissions?
No commissions when you sell to us.
We also cover some or all of your seller closing costs. You'll see exactly which ones, in writing, before you decide.
What will I have to do?
Very little.
No showings, no repairs, no strangers walking through your home. Take the things that matter to you and leave the agreed-upon belongings behind. If you're living in the house, you'll plan your move, and help with moving may be possible case by case.
How fast can you close?
As quick as 10 to 14 days, or later if you need more time.
It can take longer depending on title and other legal issues, so we never promise a date we can't keep. You pick the closing date, within what title and the law allow. We once waited nine months for a seller to find his next home.
How are you different from a real estate agent?
An agent lists your house and looks for a buyer. We are the buyer.
There's no waiting to see if someone makes an offer, and no buyer's lender asking for repairs. But if your house is in good shape and you have time, an agent may be your better choice, and you'll hear that from us.
What do you do with the houses you buy?
Usually, we fix them up and sell them.
Sometimes we fix a house up to rent it, or sell it to someone who can't afford a house the usual way. But most of the time, we're fixing it up to sell.
Is selling to you my only option?
No. You start with your situation, not our offer.
Depending on the house and your goals, we may talk about keeping it, working with your lender, listing it with an agent, or a direct sale to us. You'll see the trade-offs and decide.
You can also compare your options side by side.
Can you help with a rental house that has tenants?
Yes. We can talk through rentals, including houses with tenants living in them.
What's possible depends on the lease, access to the house, local rules and your goals as the owner.
Can I stay in the house after closing?
Sometimes. It's case by case.
Where Colorado law allows, we may be able to work out a short stay after closing or help with your move. You'll talk it through openly, and any agreement goes in writing.
Why would you tell me not to sell to you?
Because it's the right thing to do.
We buy houses, and we may want to buy yours. But we'd rather lose the deal than put you in the wrong one. If we're not your best answer, we'll tell you who is.
The fine print
Do you give legal advice?
No. We refer you to people who do.
We're not attorneys, and we don't give legal, tax or financial advice. When you need that kind of help, you'll get connected with qualified professionals, such as attorneys, housing counselors and lenders.
Is anything on this website an offer?
No.
This site is general information. Any offer to buy your house would come in a separate written agreement, and you'd have time to review it, with your own advisors if you like.
What do you do with my information?
Your information stays private and is used only to help you.
We don't sell your personal information. You can read the details in our Privacy Policy.
Still have a question? Ask it.
